Why community associations

Communities sit at the intersection of several risks at once.

An association is a real estate owner, an employer or contractor of services, a governing body, a financial steward and a catastrophe-exposed property owner — frequently all at the same time. Decisions made by volunteers affect insurable exposures, and the property itself is often the largest asset in the neighborhood.

That combination is why general commercial insurance treatment tends to miss things. Specialization means knowing which questions to ask before the market is approached, and being able to explain the answers to a board in language it can act on.
